Appraisal

Does FHA require a home inspection?

Short answer

FHA requires an FHA appraisal, not a full home inspection. A buyer-paid home inspection is strongly recommended but is the buyer's responsibility, not FHA's.

Plain-English explanation

The FHA appraiser checks value plus basic safety, security, and structural integrity. That is narrower than a licensed inspector's full review of HVAC, plumbing, electrical, roof, and foundation.

Practical example

On a 1995 Central Florida ranch with no obvious issues, the FHA appraisal usually clears without flags. On a 1968 home with peeling paint and an aged roof, the appraiser is likely to flag both — buyer or seller has to address them before closing.

What can change the answer?

Property condition, repair requirements, condo project approval status, and seller willingness to address flagged repairs can change the answer.
