When you visit this Site, we automatically collect certain technical information, such as your IP address, browser type, operating system, device identifiers, pages viewed, approximate location based on IP address, and related usage data. This information is generally used in aggregated form for analytics, security, and site improvement.

If you submit information through this Site for the purpose of obtaining mortgage services, we may collect personal and financial information including:

Mortgage Expert, Inc. does not sell personal information to third-party marketers.

We may share information with trusted third-party service providers as necessary to provide services and to process and close your mortgage transaction. These providers may include companies that assist with credit reports, underwriting support, appraisals, title services, flood determination, insurance services, document preparation, e-signature, compliance services, communications, and review requests.

Third-party service providers are permitted to use personal information only to perform services on our behalf and are required to maintain confidentiality and reasonable safeguards.

We may also disclose information as required by law, subpoena, governmental request, court order, or other legal process, or to protect our rights, property, and contractual obligations.

Mortgage Expert, Inc. is subject to privacy and information- safeguarding requirements under applicable federal and state laws, including the Gramm-Leach-Bliley Act (GLBA) and its Safeguards Rule. If you become a customer, you may receive additional privacy notices describing information sharing and opt-out rights as required by law.

Mortgage Expert, Inc. also complies with applicable Florida and federal mortgage and consumer-protection requirements governing the collection, use, and safeguarding of consumer information in connection with mortgage-related services.

This Site uses first-party cookies, browser local storage, and similar technologies to maintain useful Site functionality and retain limited lead-source attribution for visits that our hosting platform unambiguously identifies as originating in the United States. Attribution is limited to the page path, the origin of an external referrer, and approved campaign identifiers such as UTM source, medium, and campaign or advertising click IDs. The attribution record expires after 30 days. We do not retain arbitrary query strings, full external referrer URLs, or mortgage-scenario parameters in that record.

On the customer-facing production Site, third-party measurement is enabled only for visits that our hosting platform unambiguously identifies as originating in the United States. When country information is missing, malformed, ambiguous, or outside the United States, third-party measurement and persistent lead-source attribution are disabled. Site content and inquiry submission remain available.

For eligible visits, the Site uses Google, Microsoft and Vercel measurement technologies for Site analytics, performance monitoring, advertising attribution, and accepted-lead conversion measurement. These technologies may use cookies or pseudonymous identifiers needed for measurement and attribution. The current configuration does not use website-visitor lists to target advertising. You can manage browser storage and analytics choices as described in “Advertising and analytics services” and “Your choices” below.

Because there is no common industry standard for how to interpret browser “Do Not Track” signals, this Site does not currently respond to those signals. The Site does recognize an affirmative Global Privacy Control (GPC) signal. For an otherwise eligible U.S. visit with GPC enabled, Google Ads storage and advertising use are denied, and Google Ads conversion measurement and Microsoft Clarity session replay are disabled. Google Analytics remains enabled for Site measurement, using the minimized page information described below. The Meta Pixel is not currently enabled for any visit. Site content and inquiry submission do not depend on this measurement.

For eligible U.S. visits, we use third-party analytics and advertising-measurement providers for Site analytics, advertising attribution, accepted-lead conversion measurement, performance monitoring, and reporting. These providers may receive cookies or other pseudonymous browser, device, network, and advertising-click identifiers needed for those measurement purposes. We do not describe this information as anonymous.

Google Analytics and Google Ads measurement. This Site uses Google Analytics 4 (GA4) to understand Site activity and Google Ads measurement to attribute advertising and record a conversion after an inquiry has been accepted by our backend. Google Signals is not enabled, Google ads personalization is disabled, and GA4 audiences are not exported for personalized advertising. Website-visitor lists are not attached to campaigns or used for targeting. We do not use Customer Match, and Enhanced Conversions is not enabled.

Google Ads measurement is disabled when an affirmative GPC signal is present; GA4 remains available for Site measurement. Page measurement uses a normalized page path. For eligible visits without GPC, only approved campaign parameters may be retained on the initial visit. For a GPC-enabled visit, the Google-facing page location is path-only and advertising click identifiers are removed before GA4 initializes. Arbitrary query strings and mortgage-scenario values are removed before the Google tags load. Google may receive browser, device, network, cookie, and advertising-click information when the applicable measurement is permitted. You may opt out of Google Analytics tracking through available browser add-ons or device settings.

Microsoft Clarity. We use Microsoft Clarity on eligible pages for session replay, heatmaps, clicks, scrolling and Site-usage measurement to improve usability and conversion performance. Microsoft processes the applicable pseudonymous identifiers, browser and interaction data; we do not describe that data as anonymous. Replay is enabled only on the canonical Production Site for visits unambiguously identified as U.S. visits without Global Privacy Control (GPC). It is disabled for GPC, non-U.S. or unknown-country visits, Preview, development and other nonproduction visits.

We do not intentionally send lead-form contents, mortgage-scenario values or customer information to Clarity. Sensitive inputs, input echoes and personalized results are masked. Masking does not protect URLs: scenario handoffs use short-lived tab storage and clean public links; prepared text messages use an explicit copy-and-paste step with a fixed recipient. Replay is disabled on calculator, rate-tool, Quick Quote and Ask documents with personalized graphics or selection/accessibility attributes, and when an incoming URL, referrer or page destination cannot be verified as nonsensitive. Page changes during replay use a new document so these checks run again before recording the destination. A replay-excluded visit can become eligible only in a fresh, compatible public-page document, not by cleaning the address in the existing document. Clarity may use cookies to link eligible page visits, subject to your browser choices. Contact and calculator functions do not depend on replay.

Microsoft Clarity may be administratively connected to Mortgage Expert's GA4 property and Google Ads account through Microsoft's official integrations. This lets us view campaign and acquisition reporting alongside eligible Clarity behavioral information. These connections do not authorize sending form contents, mortgage scenarios, financial inputs, names, email addresses, phone numbers or application information. They do not enable Google Ads personalization or replace the existing backend-accepted lead conversion measurement. Clarity recording remains unavailable on intentionally excluded sensitive tools and pages and on visits that do not meet the replay safeguards above; campaign reporting does not imply that a recording is available.

You can enable GPC, use browser tracking protection or content blockers, and manage or delete browser cookies and storage. These choices may limit recording. Microsoft describes its data processing and privacy choices in the Microsoft Privacy Statement.

Vercel Web Analytics and Speed Insights. For eligible U.S. visits, the Site uses Vercel's Web Analytics and Speed Insights tools to understand page use and performance. These tools receive the minimized page address after arbitrary query strings and mortgage-scenario values are removed. They do not receive lead form contents from us.

Google Maps Platform. This Site displays our public Google business rating and review count using the Google Maps Platform Places API. When a page containing that badge loads, our server requests only our business listing's rating, review count, listing link, and required provider attribution from Google. We do not send Google information you enter in a form, including your name, email address, telephone number, or scenario details. Google's handling of these requests is governed by the Google Privacy Policy and the Google Maps Platform Terms.

Meta (Facebook and Instagram). The Meta Pixel is not currently enabled and is not collecting website activity from this Site. We do not currently send Meta PageView or Lead events. If Meta measurement is enabled in the future, the application is designed to send only a parameterlessPageView event and a parameterless Lead event after an inquiry is accepted, without form contents. You can block or delete third-party cookies in your browser and use tracking-protection or private browsing. Before Meta measurement or personalized advertising is activated, we will update this Policy and implement any required privacy controls before activation.

Information we do not send to advertising platforms. Mortgage Expert, Inc. does not intentionally send contact information, borrower or application information, property information, mortgage scenarios, financial inputs, form contents, or uploaded documents to Google measurement vendors or other advertising pixels. This includes your name, phone number, email address, mailing address, Social Security number, income, assets, debts, credit information, property details, loan amount, and the contents of any application or inquiry you submit. Information shared for current measurement is limited to pseudonymous online identifiers, normalized page paths, approved initial campaign identifiers, and bounded interaction events.

We do not currently use personalized Google advertising or Meta measurement. If either is enabled in the future, we will update this Policy and implement the required controls before activation.

This section applies only to California residents to the extent the California Consumer Privacy Act (CCPA), as amended, applies. In the last 12 months, we may have collected the categories of personal information described in this Privacy Policy for the business purposes described above.

We do not sell your personal information in exchange for money. Certain uses of advertising cookies, pixels, and similar technologies for personalized advertising may be considered “sharing” of personal information for “cross-context behavioral advertising” as those terms are defined under California law. Our current Google measurement configuration disables ads personalization, website-visitor lists are not attached to campaigns or used for targeting, and the Meta Pixel is not enabled. We do not currently use these Site measurement tools to select ads based on a prior Site visit. If that operation changes, we will update this Policy and applicable privacy controls before activation. California residents retain any applicable right to opt out, as described in “Your choices” below. We may also disclose personal information to service providers and contractors for business purposes such as processing transactions, providing services, analytics, security, and communications.

Subject to applicable law and certain exceptions, California residents may have rights to request access to, correction of, or deletion of personal information, and to limit certain uses and disclosures. We may need to verify your identity before responding to a request.

If you provide a phone number to us through this Site, you may be contacted by Mortgage Expert, Inc. and its service providers by phone, text message, or email for purposes related to your inquiry, application, transaction, account servicing, and customer support.

For text messages, we obtain consent where required by law. Message and data rates may apply. Message frequency may vary. You can opt out at any time by replying STOP to a text message, and you can request help by replying HELP.

Your consent to receive marketing-related communications is not required as a condition of purchasing any goods or services. If you ask us not to contact you for marketing purposes, we will honor your request, subject to legal and servicing requirements.

• You can adjust browser settings to refuse or delete certain cookies. Some Site features may not function properly if cookies are disabled.
• Google. Google ads personalization is not currently enabled for this Site. You can manage browser cookies and opt out of Google Analytics through Google's browser add-on.
• Meta (Facebook and Instagram). The Meta Pixel is not currently enabled. You can still manage ad personalization through your Facebook and Instagram account settings and Meta's ad-preference tools.
• Global Privacy Control. If your browser sends an affirmative GPC signal, the Site disables Google advertising storage and measurement. Google Analytics remains enabled for eligible U.S. Site measurement; the Meta Pixel remains disabled.
• Industry opt-out tools. You can opt out of many participating companies' interest-based advertising through the Digital Advertising Alliance (optout.aboutads.info) and the Network Advertising Initiative (optout.networkadvertising.org). On mobile devices, you can use your device's advertising-settings controls.
• California residents — Your Privacy Choices. Subject to applicable law, you may opt out of the “sharing” of personal information for cross-context behavioral advertising. To exercise this right, contact us using the contact information in this Policy and include “Your Privacy Choices” or “Do Not Share My Information” in your request.
• You can request that we limit marketing communications using the contact information below.
