Can I rent out a room in an FHA house?
Yes. FHA allows renting rooms in your primary residence. The home still has to be your primary, you have to live there, and the rental can be informal or via a lease.
What this actually means.
Rental income from roommates is usually not used to qualify on a 1-unit FHA primary; on 2–4 unit owner-occupied FHA, rent from the other units can help qualify. Florida HOAs sometimes restrict short-term rentals (Airbnb-style) — check the HOA docs before you plan to monetize.
