There’s nothing worse than falling in love with a home, then discovering the monthly payment stretches your budget—or you need more cash at closing than you expected.

As both a mortgage broker and a real estate broker, I help buyers connect those two sides of the decision. I created Buy Borrow Save so you can explore homes and see estimated financing costs for the properties that interest you, all in one place.

Mortgage services are provided by Mortgage Expert, Inc. Real estate services are provided by Diversified Broker, Inc. d/b/a SHAHRAM SONDI + CO. These are separate businesses owned by Shahram Sondi; Buy Borrow Save is his website, not a separately licensed brokerage.

Your monthly payment

Explore estimated principal and interest, property taxes, homeowners insurance, and applicable mortgage insurance. Known HOA dues may be included; missing dues are shown as not included, not as zero.

Your upfront costs

See estimated closing charges, prepaids, escrow deposits, and cash needed to close—not just the down payment. Review the assumptions and any credits included in the estimate.

Your options

Explore how changing your down payment or an available loan option affects the estimate. Loan programs and pricing depend on your qualifications and the property.

How it works

From a home you like to numbers you understand.

  1. Search available homes.

    Explore the homes available through Buy Borrow Save’s Central Florida search.

  2. Open a property.

    Choose “Estimate payment & cash to close” to explore that home’s purchase scenario.

  3. Look beyond the listing price.

    Adjust the scenario and review the monthly payment, closing-cost breakdown, and cash needed.

  4. Ask for help when you want it.

    Talk through the estimate or choose “Email me these numbers.” That sends me your request so I can personally follow up with a copy.

Already working with a real estate agent?

You can still work with me for your mortgage. Using the home search doesn’t require using me for both services.
