Is FHA the same as HUD?

Short answer

FHA is part of HUD. HUD is the parent federal department; the Federal Housing Administration is the office inside HUD that runs the FHA mortgage insurance program.

Plain-English explanation

When you see FHA Handbook 4000.1, that is HUD's policy reference for FHA Single Family programs. HUD sets the rules, the FHA insurance backs the lender, and approved lenders make the loans.

What can change the answer?

FHA program rules can change, lender overlays vary, and your specific file (credit, income, property, occupancy) drives the actual answer.

Want the real answer for your file?

FHA guidelines are the rule. Your credit, income, payment, property, and county limit are what decide the actual answer.
