Appraisal

Does conventional require a home inspection?

Short answer

Conventional doesn't require a home inspection — only a conventional appraisal. A buyer-paid home inspection is strongly recommended on top of the appraisal because the appraiser is not a licensed inspector and only checks collateral acceptability.

Plain-English explanation

What this actually means.

The appraiser confirms value and notes property condition at a high level — they don't perform a full systems inspection. Buyers commonly add: a home inspection (full systems review), a wind mitigation report (Florida insurance pricing), a 4-point inspection on older homes (insurance carrier requirement), and a WDO/termite inspection (negotiable in Florida contracts). Each is buyer-paid and separate from the appraisal.

What can change the answer?

Where this can move.

Property condition, comparable sales availability, appraisal waiver eligibility, and Reconsideration of Value can change the appraised value.
