Conventional, FHA, VA, jumbo, and DSCR each have their own pricing sheets and overlays. The cleanest decision is the wrapper your file already fits — then the lender whose underwriting actually likes that wrapper. Both choices matter.

Two numbers most people don't model honestly until it's late. Real Florida insurance, taxes, HOA, CDD, mortgage insurance, and reserves after closing all decide whether the deal is calm or stressful. Honest inputs beat flattering ones.
