What it is

What a mortgage strategy review is

A mortgage strategy review is not a sales script, not an automated quote, and not a generic rate. It's a structured read of your situation: payment comfort, cash to close, loan fit, risk items, and the next step that actually moves you forward.

No application required. No credit pull on the first conversation. Send a sentence or two — get a real answer about what to do next, what to fix first, or whether the smartest move is to wait.

My take

Most people don't need a sales pitch. They need someone to tell them what makes sense, what doesn't, and what to do next.

I look at the file the way an underwriter and a strategist would: payment, cash to close, loan structure, risk, timing, and whether the move is actually worth making. Sometimes the right answer is “you're ready, here's what to send.” Sometimes it's “wait — here's what would change between now and ready.”

How the strategy works

Your scenario becomes a mortgage plan

01
Your situation

Goal, timeline, and what you're trying to do.

02
Numbers & constraints

Price or loan amount, down payment or equity, credit range, payment comfort.

03
Loan path options

Conventional, FHA, VA, jumbo, DSCR — which lane fits the file cleanest.

04
Tradeoff review

Rate vs cost, points vs credits, term, cash to close, payment comfort.

05
Next step

Recommended action — pre-approval, rate tool, calculator, wait, or call.

Illustrative only. A mortgage strategy review depends on verified credit, income, assets, property details, loan program, market conditions, and lender requirements. This is not a Loan Estimate, approval, rate lock, or commitment to lend.

Response

What I look for and what you get back

No application. No credit pull on the first call. No high- pressure pitch. Just a real read on your file.

Payment and cash to close reality

What the real monthly payment looks like with Florida taxes, insurance, HOA, and CDD — and what cash you'd actually bring to closing.

Loan option fit

Which program fits the file cleanest — conventional, FHA, VA, jumbo, DSCR, or assistance — and why the others don't.

Risk items and conditions

Where the file is fragile, what underwriting will likely focus on, and what to fix or document before the offer or rate lock.

Best next step

A specific recommendation: pre-approval, model in the rate tool, run a calculator, wait and improve, or call to talk through it.

Good fit

When a strategy review is useful

Six common scenarios where sending the file for a real read tends to save time, money, and surprises.

Buying soon

Have a target price or area in mind and need to know what payment, cash to close, and loan structure actually fit before you write offers.

First-time buyer

Trying to understand pre-approval, programs, down payment options, and whether the numbers actually work for your file.

Comparing FHA vs conventional

Credit and cash sit in the gray zone. Want to know which path costs less long-term and which one closes more cleanly for your file.

VA buyer

Eligible service member or veteran weighing entitlement, funding fee, no monthly MI, and whether VA is the right call versus alternatives.

Refinance question

Wondering if the math works — break-even, term reset, cash-out, removing MI — without committing to an application or pulling credit.

Investment property or DSCR

Investor buying a Florida rental or refinancing one. Need a real read on DSCR ratio, reserves, prepayment penalty, and structure.

FAQ

Quick answers

Is this a mortgage application?
No. A strategy review is educational planning only — not a Loan Estimate, not an application, and not a commitment to lend. If we both agree the next step is a formal pre-approval or application, we move there only when you choose to.
Do I need all my documents ready?
No. A sentence or two about your situation is enough to start. Documents speed things up if you want a faster, more specific reply — but none of them are required for the first conversation.
Can you tell me if I should buy, wait, or refinance?
Yes — that’s part of the read. Sometimes the answer is “you’re ready, here’s what to send.” Sometimes it’s “wait — here’s what would change between now and ready.” Both answers are legitimate.
Is this a rate quote?
No. This page does not display rates and is not a rate lock, Loan Estimate, or commitment to lend. To see structured pricing examples, use the rate tool — and a real quote depends on the verified file.
What should I send first?
Just describe your situation in a sentence or two. Goal, rough numbers, timeline, and what concerns you most. We’ll come back with a specific next step — and the rest of the details only when you’re ready to move.
