What credit score is needed for FHA in Florida?

Short answer

580 to put 3.5% down. 500–579 may qualify with 10% down — but most lenders apply overlays above the FHA minimum.

Plain-English explanation

What this actually means.

FHA's published minimum and what lenders actually fund are different. Many lenders set their own FHA floor at 600, 620, or 640. Below the lender's floor, FHA is technically allowed but no one in that channel is funding it.

Practical example

What this looks like on a real file.

A buyer at 590 with clean recent history, stable W-2 income, and 6 months of reserves often clears FHA. A buyer at 650 with two recent 30-day lates and a high credit-card utilization can be denied at the same lender — the score isn't the only signal.
What can change the answer?

Where this can move.

Recent late payments, thin credit history, disputed accounts, lender overlays, and automated underwriting findings can change the answer.
