Can I buy land with a VA loan?
Not as raw land alone. VA does not have a 'land loan' product. Land can be purchased as part of a VA construction loan or together with the home being financed, but land-only acquisition for future use is not eligible.
What this actually means.
Two paths for land via VA: 1) buy land plus an existing home together (standard VA purchase that includes the lot); 2) VA construction loan that wraps land and build into one loan. Pure 'buy land now, build later with separate financing' is not VA-eligible. Subject to VA guidelines.
