Can an out-of-state veteran buy a Florida home with VA?
Yes. The borrower's domicile state doesn't restrict VA eligibility — the COE is portable nationwide. The Florida property must still be the intended primary residence (or a spouse occupies on the service member's behalf).

Out-of-state VA Florida purchases are routine — service members PCSing to Florida, retirees moving to Florida, second-home-to-primary scenarios. The lender works the file across states, the appraisal happens locally in Florida, and the closing happens via local title company. The intent-to-occupy rule still applies. Subject to VA guidelines.
