Do VA loans require an appraisal?
Yes. Every VA purchase requires a VA appraisal performed by a VA-approved appraiser. The appraisal sets value and verifies that the property meets VA Minimum Property Requirements (MPRs) — a different review than a buyer's home inspection.
What this actually means.
VA appraisals are ordered through VA's portal and assigned to an approved appraiser in rotation — the lender does not pick. The appraiser issues a Notice of Value (NOV) showing the appraised value plus any MPR conditions. Streamline IRRRL refinances usually skip the appraisal because the loan is already VA-insured. Subject to VA guidelines.
